North Brabant has no single dominant city. Eindhoven, Tilburg, Breda and 's-Hertogenbosch, also known as Den Bosch and the provincial capital, are each a centre in their own right, with their own employers, educational institutions and facilities.
That changes how you search. Rather than one big city with a ring of neighbouring towns, you usually choose an anchor city here and add the places immediately around it. On this page you can read where each city lies and what to look out for in a listing. The city pages then show today's listings.
The larger Brabant cities are further apart than the cities in the Randstad. Two cities in the same province can therefore be a long way apart for your daily journey.
Eindhoven and Veldhoven are in the south-east of the province and border each other. Den Bosch is in the north, Tilburg in the middle and Breda in the west. Bergen op Zoom lies further west still, close to the border with Zeeland.
Eindhoven and Tilburg each have a university, and Breda has two universities of applied sciences. In those cities, students are also looking for rooms and small homes.
A city that runs on international knowledge workers and students, with TU Eindhoven and technology companies in and around the city. Centrum and Strijp are closest to the amenities and therefore in demand. Woensel and Tongelre are a little further out and often offer more space. New listings appear at different times of day, so if you only check once a day, you are behind.
A student city with Tilburg University and Fontys. That sets the rhythm of the rental market: busy at the end of summer, calmer outside it. The city is easy to find your way around and easy to cycle. Centrum is close to the station and the nightlife; Noord is on the other side of the railway, and West and Zuid are quieter and more family-oriented.
A compact city with two universities of applied sciences, Avans and BUas, and a station on the railway towards Rotterdam and Antwerp. Students, commuters and families partly look for the same homes here. Centrum and the neighbouring Belcrum are within walking distance of the station; Ginneken is greener and quieter, with its own shops and terraces around the market square.
Officially 's-Hertogenbosch, and the provincial capital. The historic centre inside the old fortifications, with the Binnendieze waterways and St John's Cathedral, is popular with students, young professionals and families. Maaspoort is more spacious, with many family homes near the Maas. Rosmalen was a separate village until it joined the municipality in 1996 and still has its own centre.
Borders Eindhoven. If you are going to work at De Run, home to ASML and Máxima Medical Centre among others, Veldhoven is a logical place to search. A listing described as ‘near ASML’ says nothing about your actual journey: check the address against the entrance you will really use. The Citycentrum and the old village centre of Zeelst are two different central starting points.
Bergen op Zoom lies in the west of the province, close to the border with Zeeland. The historic centre around the Markiezenhof and the area near the Binnenschelde are two different starting points. Bergse Plaat, Gageldonk, Warande and Nieuw-Borgvliet are other neighbourhoods to compare. For homes in Gageldonk-West, it is worth reading the municipality's information on the street redevelopment.
Don't automatically select every city in Brabant. Choose the city where you work or study and only add places whose journey you have checked. If you work in Eindhoven, Veldhoven is the first addition. If you work in Den Bosch or Tilburg, only combine the two if the train connection works for your times.
If you work on a campus or business park outside the city centre, such as De Run near Veldhoven or the TU Eindhoven campus, don't measure to the centre or the station. Measure to the entrance you walk through every day. A home on the right side of the city can make your daily journey considerably shorter.
Den Bosch, Breda and Bergen op Zoom have historic centres with many older buildings. For an upper-floor home in the centre, look at the stairs, the storage, where the bedroom is and what is directly below the home. For a home above shops or restaurants, come back at a different time of day as well.
