Cities in Gelderland
It helps to think of the province as a few clusters. Arnhem and Nijmegen are close enough to combine in one search. Ede borders Wageningen, and Ede-Wageningen station is in Ede. Apeldoorn stands more on its own.
Which cluster suits you depends on where you need to be every day. A home in Apeldoorn and a home in Nijmegen mean very different journeys, even though they are in the same province.
Nijmegen calls itself the oldest city in the Netherlands, and you can still see it in the narrow streets of the Benedenstad on the Waal. The rental market is strongly shaped by Radboud University and Radboudumc at Heyendaal. Bottendaal sits just outside the centre; Heyendaal is the obvious starting point if the university or hospital is your destination. Are you searching for Heyendaal or for the centre? In Nijmegen, those are two different searches.
The provincial capital has plenty of green space, such as Park Sonsbeek near the centre and the Meinerswijk floodplains. The ArtEZ art academy and the Modekwartier fashion district in Klarendal attract creative residents. Klarendal sits against the centre, the Sonsbeekkwartier around the park is greener and quieter, and Presikhaaf is further from the centre. Nijmegen is easy to reach by train.
Lies north of Arnhem, on the edge of the Veluwe. Its neighbourhoods differ a lot. Kerschoten lies north of De Parken, with a mix of lower and taller buildings and green space between them. De Maten, in the south-east, has several neighbourhood shopping centres. So compare individual addresses rather than treating Apeldoorn as one search area.
Has housing on the former ENKA factory site and on the Kazerneterrein, the former barracks area near Ede-Wageningen station. In the north, Veldhuizen and Kernhem are separate search areas. For a home on a former industrial or military site, ask for a floor plan and details of storage and ventilation; the building's appearance says little about its layout.
Revolves around Wageningen University & Research. Wageningen Campus and Leeuwenborch are separate locations, so ask which building a listing means by ‘near the university’. Ede-Wageningen station is in Ede, with a bus connection to the campus. To the south lie the Rhine and its floodplains. For a room, ask how many people share the kitchen and bathroom.
Choose the cluster that fits your daily destination and include both cities in it. If you work or study in Arnhem or Nijmegen, search in both. If Wageningen is your destination, include Ede. Apeldoorn mainly suits a search focused on Apeldoorn itself.
Stations and the last few kilometres
Ede-Wageningen station is in Ede, not in Wageningen; from there, a bus runs to the campus. Factor in that extra step if you often travel by train. For a home outside the city where you work or study, also check when the last connection back leaves, and cycle the route yourself when you go to a viewing.
Students and researchers
Coming to Nijmegen or Wageningen for study or a research position? Compare your arrival and departure dates with the rental period the landlord offers, and check the tenant requirements before arranging a viewing. Put energy, internet and furnishing costs next to the base rent to compare homes fairly.
Former industrial sites and new builds
In Ede, there are homes on the former ENKA site and on the Kazerneterrein. For such a home, the character of the building says little about its layout. Ask for a floor plan, see where your furniture would go and whether working from home needs a separate room. Also check which facilities nearby are already finished.
